Cipher Secures Binding AI Lab Commitment for Second 10-Year Barber Lake Term

Has the AI lab already signed the new 10-year Barber Lake lease?

No. Cipher's SEC filing says it has a binding commitment to enter the separate lease, which will commence after Fluidstack's existing term.

Orbitrum Investor Impact

Why does the commitment matter for Cipher Digital?

It extends contracted use of Barber Lake from 10 years to 20 years and adds approximately US$5.2 billion of expected contracted revenue from the second term. That increases long-term revenue visibility for the facility if construction and counterparties perform as expected.

Is the US$5.2 billion already earned revenue?

No. It is expected aggregate contracted revenue over the future 10-year lease term, not revenue recognized today.

How much additional project cost must Cipher absorb?

Cipher will bear the first US$359.3 million of costs above the original Barber Lake lease budget. For costs above that threshold, the tenant will reimburse 50% over the 20-year contracted term through additional rent that includes a contracted return.

What could the agreement mean for CIFR shareholders?

The longer commitment could improve revenue visibility for a major data-center asset, but shareholder economics still depend on construction costs, financing, delivery and tenant performance. The US$5.2 billion figure does not represent immediate revenue or profit.

What happens next at Barber Lake?

Cipher expects individual data halls to be delivered from the fourth quarter of 2026 through the first quarter of 2027, with rent starting for each hall upon delivery and the first rent commencement expected in the fourth quarter of 2026.
