Cipher Digital Extends Barber Lake to 20 Years With $5.2 Billion Follow-On Commitment

Cipher Digital secured a binding follow-on commitment expected to add about $5.2 billion of aggregate contracted revenue at Barber Lake, lifting the site's total from $3.8 billion to more than $9 billion over a 20-year contracted term.

A large-scale data center campus representing Cipher Digital's Barber Lake facility, with text highlighting a binding lease extension expected to add $5.2 billion of incremental contracted revenue and extend the site's contracted term to 20 years.

Is the extra $5.2 billion already recognized revenue?

No. It is expected aggregate contracted revenue from an additional 10-year lease that would begin after the current Fluidstack lease ends.

Orbitrum Investor Impact

Has the follow-on 10-year lease already been signed?

Not yet as a separate lease. Cipher signed a binding commitment with a leading AI lab to enter that lease on economic terms substantially consistent with the existing Barber Lake lease.

Why does the extension matter for Cipher Digital investors?

It extends Barber Lake's contracted revenue horizon to 20 years and raises total contracted revenue above $9 billion, increasing long-term revenue visibility if Cipher delivers the facility and its counterparties perform.

What cost exposure does Cipher retain?

Cipher will bear the first $359.3 million of costs above the original Barber Lake budget. The tenant will reimburse 50% of costs above that threshold over the 20-year term as additional rent with a contracted rate of return.

What could this mean for CIFR shareholders?

The agreement strengthens Cipher's contracted AI data-center revenue base, but the economic benefit still depends on construction execution, cost control and counterparty performance rather than the headline contract value alone.

What happens next at Barber Lake?

Cipher expects to deliver individual data halls from the fourth quarter of 2026 through the first quarter of 2027, with rent starting for each hall on delivery and first rent expected in the fourth quarter of 2026.
